Because we work closely with our clients to define a settlement and business process specific for their needs, Urban Settlement Services, LLC completes settlements within 1 to 3 days. Our settlement and closing services range from simple signings to complete escrow closings. Here is an overview of the services we provide:

Settlements

Working with a network of closing agents, attorneys, title companies and notaries, Urban Settlement administers a nationwide solution from witness-only closings to the most complex purchase-money transactions, all customized to your specications. We offer daytime, evening and weekend hours and the flexibility to schedule appointments that accommodate your borrower’s schedule.

Document Preparation

In accordance with instructions, Urban Settlement offers centralized preparation and delivery of HUD 1 and HUD 1A documentation. We can even prepare transfer deeds and various affidavits.

Closing Facilitation

Our settlement department works directly with you to review the title search, prepare the documents, and schedule the closing. One of our pre-qualified real estate signing professionals then attends the closing to witness and notarize the documents.

Post-Closing Review

Urban Settlement conducts post-closing reviews, including an audit of the executed loan documentation for completeness and recordability.

Bilingual Services

Certified bilingual signing agents are available in many markets.

Disbursements

We disburse all funds from the transaction at our central location to allow for a secure and timely funding process.
